This is a private room in a lovely single-family home. The bathroom is shared with only one other tenant, a mature and considerate professional who works from his room and is efficient in the bathroom. An additional bathroom is available downstairs.

The home is situated in a beautiful Agoura Hills neighborhood known for its glorious scenery, with several parks within a few blocks.

The 2,400 square foot home offers stunning views of the Santa Monica Mountains toward Malibu, visible from throughout the house and your room. You are welcome to enjoy the common areas and are not confined to your room.

Ideal Tenant

We are looking for one professional individual. An adult student with proven financial capability or an adult co-signer will be considered. No couples or minors, please.

The home is close to the freeway and is a happy, professional environment. Please feel free to discuss your specific situation.

Utilities covered include High-Speed Internet/WiFi, SoCal Gas, Las Virgenes Water, SCEdison, Trash, and Gardener services.

The room is fully furnished and includes:

• A large flat-screen television (currently with cable service; an HDMI port is available for your Smart TV device, gaming console, or a provided streaming stick).
• WiFi/Internet access.
• Access to an Epson printer.
• A high-end queen-sized \"cloud-like\" gel mattress.
• A desk with shelves and a cabinet door.
• A desk chair on wheels.
• A Shabby Chic-style dresser with drawers and a nightstand.
• An organized closet with shelving.

• Cream-colored blackout curtains.
• Fresh linens and decorative comforter and pillows (you may use your own).

There is space for additional furniture if desired. Most decorative items can be swapped for your own, and you may hang pictures provided any new holes are filled later.

The home\'s temperature is maintained comfortably for everyone via a Google Nest thermostat, with a newer HVAC system approximately five years old.

• Your own parking spot on a wide driveway, plus ample additional off-street parking.
• A bathroom with a shower/tub, two shower heads, and a working bathtub. Space is provided for your toiletries. This bathroom is shared with one other mature tenant.
• A second bathroom is available downstairs.
• A large, heated outdoor spa with working jets.

Household Pets

The landlord has three friendly pets: two small dogs (a 13-year-old hypoallergenic Bichon-poo and a 2-year-old Maltese) and one 15-year-old Persian cat. Therefore, tenants cannot have pet allergies. No other pets are allowed or will be considered.

I have lived and worked in the Agoura Hills and Oak Park area for over 30 years and cherish this community. I am a full-time professional and a grandmother. I value a welcoming and comfortable home for all residents.
