Spacious 2-Bedroom Manager\'s Residence (Manager contributes $600 per month in rent)

Monthly Stipend: $1,600
Schedule: Monday through Friday | Part-Time | 20 Hours Per Week (8:00 AM to 12:00 PM)

This presents an excellent chance for a dependable and meticulous Onsite Manager to find fulfillment in assisting a pristine, modern apartment community constructed in 2016, located in Canoga Park. The property is tranquil, expertly maintained, and provides outstanding amenities for its residents. These include a fitness center, a rooftop space, a communal room for gatherings, an elevator, stair access, and an in-unit washer and dryer in every apartment. The community is pet-friendly.

This position is perfect for an individual who takes pleasure in maintaining organization, engaging with residents in a respectful manner, and ensuring seamless daily operations within a community of conscientious tenants.

You will benefit from a consistent daytime schedule (Monday to Friday, 8 AM to 12 PM), the backing of a highly supportive property owner and management team, and a generous manager\'s apartment located on the premises.

Manager\'s Residence

You will reside on-site in a large two-bedroom, two-bathroom unit situated on the first floor. This residence includes:

  • A private in-unit washer and dryer.
  • Two designated parking spaces.
  • The convenience of a first-floor location.

Important Note:
Your two parking spaces are positioned directly in front of the trash collection area. To ensure access for Waste Management services, we respectfully request that you relocate your vehicles every Monday, Wednesday, and Friday at approximately 6:00 AM. We truly regret this inconvenience, which is a result of the original building design.

The manager is responsible for payment of all utilities for the unit.

Primary Responsibilities

As the onsite manager for this community, your duties will encompass:

  • Conducting daily walks of the property to uphold cleanliness and safety standards.
  • Coordinating and reporting maintenance requirements.
  • Engaging in professional communication with residents.
  • Showing and leasing the currently available vacant unit (a three-bedroom, two-bathroom apartment) as well as any future vacancies.
  • Processing rental applications and agreements.
  • Keeping shared common areas clean, orderly, and welcoming.
  • Ensuring resident adherence to community guidelines (non-smoking property, no BBQs due to sensitive fire alarms, and upholding pet-friendly policies).
  • Working closely with management to guarantee smooth operations.
  • Maintaining precise logs, notes, and communications via AppFolio (prior experience is advantageous).

Required Qualifications

  • A minimum of one to two years of experience in onsite property management.
  • Excellent communication, organizational, and follow-up skills.
  • Fundamental computer competency (email, Word/Excel; familiarity with AppFolio is preferred).
  • Capability to perform light cleaning and basic manual tasks.
  • Understanding of Fair Housing regulations.
  • Must be reliable, professional, and able to work autonomously.
  • Must comply with all building rules, including:
    • No smoking anywhere on the property.
    • No BBQs permitted due to highly sensitive fire alarm systems.

Compensation & Manager Benefits

  • A monthly compensation of $1,600.
  • Paid as $800 on the 6th and $800 on the 21st of each month (standard taxes apply).
