Full-Time Onsite Apartment Manager – 32-Unit Property

Compensation includes a complimentary one-bedroom apartment and a monthly salary of $2,300.

Schedule is Monday through Friday, 8 hours per day, for a total of 40 hours each week.

This role will also involve assisting with oversight of a neighboring 40-unit sister property, coordinating with an existing key holder.

The Importance of This Position

Our residents rely on a dependable manager capable of clear communication in both Spanish and English, managing all facets of property operations, and fostering a hospitable, well-kept environment. The ideal candidate will adeptly handle tenant relations, leasing, inspections, and maintenance coordination while upholding our property to the highest standards.

Individuals without direct onsite management experience or who cannot satisfy all stipulated requirements are not suitable for this role.

Primary Responsibilities

• Oversee contractors to ensure all property services align with company standards.
• Engage with tenants regularly, post rental payments, and distribute notices as necessary.
• Conduct unit showings, manage the leasing process, evaluate applications, and prepare rental agreements.
• Perform detailed daily property inspections, identify repair requirements, and complete minor maintenance tasks.
• Maintain immaculate grounds and common areas to ensure a premium living experience.

Mandatory Qualifications

• A minimum of two years of direct onsite apartment management experience with a multi-unit property.
• Full bilingual proficiency in Spanish and English for effective tenant communication.
• Solid understanding of Fair Housing laws and relevant property management regulations.
• Competency in Microsoft Office Suite (Word, Excel, Outlook); familiarity with AppFolio is advantageous.
• Superior organizational skills with the capacity to manage time and tasks autonomously.
• Clear and professional written and verbal communication skills.
• Demonstrated ability to perform light cleaning duties.
• Must be a non-smoker and have no pets for the onsite manager housing.
