On-Site Resident Manager – 32-Unit Building in La Crescenta

Location: Above Foothill Blvd, La Crescenta

Employment Type: Part-Time (Approximately 20 hours per week)

Compensation: Discounted Two-Bedroom Apartment plus $17.81 per hour

We are seeking a reliable and skilled On-Site Resident Manager for a well-maintained 32-unit apartment community situated in a desirable area of La Crescenta. This part-time position entails roughly 20 hours of work per week and offers a reduced-rate two-bedroom, two-bathroom apartment in addition to an hourly wage. The successful candidate will receive comprehensive support from our property management office and a direct supervisor.

Key Responsibilities:

  • Assign maintenance work orders and coordinate access for service personnel.
  • Show available apartments to prospective tenants.
  • Perform move-in and move-out inspections of units.
  • Maintain accurate and current records.
  • Post necessary notices for residents.
  • Address tenant inquiries and concerns in a professional manner.
  • Perform light maintenance and upkeep of common areas.
  • Conduct annual inspections of all apartments.
  • Utilize AppFolio software for task and communication management.
  • Attend periodic staff check-ins and remote team meetings.

Required Qualifications:

  • A minimum of three years of experience in property management or onsite residential management.
  • Working knowledge of Fair Housing regulations, California landlord-tenant law, and Los Angeles County Rent Control ordinances.
  • Proficiency with basic computer and smartphone applications (email, photography, AppFolio).
  • Physical capability to walk the property daily, move trash bins, climb stairs, and lift items weighing up to 20 pounds.

Compensation Package:

  • A two-bedroom, two-bathroom apartment offered at a rental rate approximately $1,200 below the current market value.
  • An hourly wage of $17.81, which aligns with the minimum wage for unincorporated Los Angeles County.
  • A part-time schedule of 20 hours per week.
