Pricing Overview

  • A typical ADU or room addition, starting from a client\'s rough layout, is approximately $3,500 for architectural services. A Title 24 report from our provider is $450. Structural engineering, if required, is an additional $3,750. Clients are welcome to use their own structural and Title 24 engineers.
  • Space planning services are typically priced at $500 when needed.

DIY Floor Plan Option

For a do-it-yourself approach, our DIY FLOORPLAN OPTION is available for a one-time fee of $2,000, covering unlimited projects. This package includes 30 days of guidance and support, with extended support available. A separate AUTOCAD 2D subscription is available directly from the AUTODESK website for $50 per month.

Furthermore, projects designed with specific parameters can often realize significant savings on structural and soils engineering costs. The construction cost savings achieved through value engineering frequently offset most, if not all, of the expense of hiring a seasoned designer with building expertise.

  • Plans can be prepared with our standard title block and logo or as a ghost writer under a general contractor\'s logo.
  • Production for every project typically commences within one week or less after the proposal is signed.
  • Our services encompass all elements required for a building permit submission, plus optional 3D rendering and virtual walk-throughs.
  • Our fees are significantly lower than most architectural firms, with payments structured progressively according to design phases.

Client Availability

I am available to clients days, nights, and weekends throughout both the design and construction phases.

  • Providing a project description and square footage allows us to furnish an estimate within two hours.
  • We offer full building permit construction document design services: concept and finish materials design, space planning, structural design, and electrical, plumbing, sewer, and mechanical designs with calculations as needed for a complete permit submittal package, available at a package discount.
  • A complete set of architectural plans can typically be prepared and ready for first submittal within 2-3 weeks.
  • We can design additions or ADUs that may be approved without a structural engineer, saving over three thousand dollars in most cases.
  • Projects involving compliance for unpermitted structures are welcome.

If you wish to begin with a scaled plan of your existing building, home, or site to visualize design options (known as an as-built), we are happy to provide this service.

Proposal and Payment Terms

  • Our proposals are highly detailed, with a payment schedule that progresses alongside project milestones, avoiding high hourly rates.
  • If you decide not to complete the plans, you only pay for work that has been finished.
  • Our proposals are for design services only; you select your own contractor for construction.
  • We can also advise on vetting contractors and guide you through the construction process as needed.

Typical Plan Set Contents

A standard set of plans includes: a cover sheet, existing and new site plans, a storm water management plan (if required), existing and demolition floor plans, proposed floor plans for all levels, a lighting plan, exterior elevations, building sections, a roof plan, window schedule, equipment schedule, architectural details, and accessible details if needed.
