Third Encore Annex Studios – 24-Hour Lockout Access

Our facilities are purpose-built for music creation and practice, featuring comprehensive sound isolation throughout. We cater to musical groups, producers, composers, vocalists, songwriters, percussionists, and other artists.

PRODUCTION ROOMS:

• 160 square feet (8\'9\" x 13\' plus a 50 sq ft vocal booth) for 1095 per month – Located in the NoHo Arts District. This is a production-only space; live bands or drumming are not permitted. Available immediately.
• 200 square feet (13\'5\" x 14\'11\" including vocal booth) for 1295 per month – Located in the NoHo Arts District. This is also a production-only space; live bands or drumming are not permitted. Available for move-in in late July.

BAND / PRODUCTION / DRUMMING SPACES:

• 150 square feet (12\' x 12.5\') for 855 per month. Available in early September in North Hollywood.
• 215 square feet (14’8\" x 14’9\") for 1095 per month. Available in early September in the NoHo Arts District.
• 235 square feet (14.5\' x 16\') for 1035 per month. Available in early September in Van Nuys.
• 235 square feet (12.x\' x 19\') for 1175 per month. Available in early September in North Hollywood. This is an exterior-entry unit off the parking lot with one shared wall.

SHARE OPPORTUNITY (Existing tenant seeking to share):

• 200 square feet (10’2\" x 20’9\") in NoHo. The current tenant is looking for an equal 50/50 split, resulting in a cost of 527.50 per month.

Every studio includes the following amenities:

• 24-hour access, every day of the year.
• Electricity is included.
• Individual climate control in each room.
• Complimentary Wi-Fi.
• Daily cleaning of common areas.
• Around-the-clock video monitoring.
• All studios are on the ground level; there are no second-floor units.
