Multi-Site Residential Property Supervisor in Los Angeles, CA
Core Responsibilities and Duties:
- A minimum of two years in a directly comparable supervisory position is required, with an overall background of five to ten years in residential property management.
- Must possess experience with Affordable Housing (LIHTC/Tax Credit), Conventional Residential Properties, and Section 8 Rental Assistance programs.
- Create and manage a communication framework to facilitate the exchange of information and activities between on-site personnel and the Corporate Office, enabling effective oversight of property operations.
- Responsible for the training, supervision, and, when necessary, termination of direct reports in line with company policy. This includes conducting timely performance reviews and supporting Property Managers with their staff.
- Evaluate property operations to identify areas for improvement, analyze occupancy rates, propose rental pricing, and prepare necessary documentation for rent increases to comply with governing agencies.
- Audit administrative, accounting, and maintenance functions to ensure adherence to established policies, approving any exceptions. Oversee the resolution of resident concerns.
- Perform regular property inspections to uphold high standards, assessing the performance of maintenance, landscaping, and housekeeping. Periodically inspect vacant units to ensure they are market-ready.
- Help develop or create corrective action plans to safeguard the physical condition and financial health of the apartment communities.
- Generate and review various property reports with your supervisor.
- Review and authorize expenses within set parameters. Evaluate and negotiate contracts, providing recommendations.
- Assist in updating, revising, or creating forms, reports, and manuals pertaining to property management operations and ensure their proper implementation.
- Organize and lead monthly meetings for all personnel within the assigned portfolio.
- Cultivate and maintain professional working relationships with lenders and regulatory agency representatives.
- Ensure strict compliance with all regulatory agreements.
- Contribute to the creation and execution of property management training initiatives.
- Attend relevant industry meetings and sessions with regulatory agencies as required.
- Collaborate with and support the Compliance Department on property-related tasks.
- Fulfill additional requests from the Property Supervisor and/or Corporate Management Team as needed.
General duties encompass all rent and leasing activities, rent collection, administrative tasks, record keeping, property inspections, and servicing needs (including lawn and pool maintenance where applicable), as directed by Corporate Management.
