A rapidly expanding residential property management firm is seeking a seasoned Property Manager for a recently established, large luxury property located in Los Angeles, California, specifically in the Koreatown area.
The Property Manager will be accountable for all duties outlined in the official job description. The individual chosen for this role must uphold a professional standard and cultivate positive rapport with both tenants and clients. Proficiency in both English and Korean is a desirable asset.
Primary Duties and Accountabilities
- Sustain targeted occupancy levels and manage delinquency rates.
- Keep an accurate and current record of all rental units available.
- Guarantee the property offers an outstanding residential experience.
- Process all lease applications and supervise the rent collection process.
- Issue necessary notices pertaining to rent increases, overdue payments, and other lease violations.
- Conduct scheduled inspections for apartment move-ins and move-outs.
- Welcome potential tenants and provide tours of the community and available units as required.
- Maintain records of prospective tenant visits and perform follow-up communications.
- Contribute to and engage in resident events and activities.
- Uphold and enforce all guidelines established by the Fair Housing Act.
- Generate and submit updated reports to the Property Supervisor and Senior Management as requested.
- Oversee the leasing and maintenance personnel.
- Perform regular physical inspections of the property and communicate maintenance requirements to the appropriate staff.
- Assist in training leasing consultants, including motivation and practice scenarios when necessary.
- Support leasing efforts by following up on leads generated from phone inquiries and guest information cards.
- Prepare weekly reports on prospective tenant traffic and lease renewal status.
- Collaborate effectively with the Corporate Office and various back-office support teams as needed.
Required Qualifications and Core Competencies
- Minimum of two years of experience managing a large, upscale apartment community consisting of 100 units or more.
- Practical understanding of Fair Housing rules and regulations.
- Proficient in using YARDI software and the Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
- A college or bachelor\'s degree is preferred.
- Assertive demeanor with superior interpersonal, written, and verbal communication abilities.
- Bilingual skills in English and Korean are advantageous.
- Must maintain a professional and refined appearance consistently.
- Demonstrated strengths in customer service, organization, and time management. Must exhibit initiative, the ability to prioritize effectively, and manage multiple tasks simultaneously.
