Position Summary

The Onsite Manager oversees the daily functions of a senior living apartment community, guaranteeing a secure, properly maintained, and hospitable setting for older residents. This role demands superior customer service abilities, organizational competence, and the capacity to administer property activities in accordance with local, state, and federal housing laws.

Key Responsibilities

  • Act as the main point of contact for residents, vendors, and property management personnel.
  • Supervise the leasing procedure, which includes reviewing applications and managing resident move-ins and move-outs.
  • Keep precise resident documentation and files in adherence to Fair Housing and HUD regulations.
  • Collect rental payments and other fees; provide receipts and maintain accurate records of deposits.
  • Perform routine inspections of the property and arrange for necessary maintenance or repairs with service providers.
  • Ensure all shared spaces are clean, safe, and in good condition.
  • Address resident inquiries, emergencies, or maintenance requests in a timely manner.
  • Uphold community policies and regulations in a consistent and respectful fashion.
  • Maintain clear communication with ownership or regional management via regular updates and reports.
  • Organize or support community events and programs designed to encourage resident interaction and welfare.

Qualifications

  • A high school diploma or equivalent is necessary; an associate or bachelor’s degree is desirable.
  • At least two years of experience in property management or a comparable housing position, with a preference for senior or affordable housing background.
  • Familiarity with Fair Housing legislation and established property management procedures.
  • Excellent interpersonal and communication skills, with a proven ability to work effectively with an elderly resident population.
  • Fundamental bookkeeping or rent collection experience. Proficiency with Quickbooks is preferred.
  • Competence with computers, including Microsoft Office and property management software.
  • Must be dependable, well-organized, and capable of independently managing multiple tasks.
  • Must reside on the premises; housing is provided.

Candidates are required to submit a resume detailing employment history for the past three years, along with a minimum of two written recommendations from non-relatives. Finalists will be subject to a fingerprint-based background check.
