We are presently looking to fill the position of Maintenance Technician - Level I at one of our top-tier communities.

Job Overview

The Maintenance Technician I is tasked with performing general maintenance duties, including responding to maintenance requests and preparing units for new residents. This role is essential for preserving the property\'s value and ensuring a high-quality environment for residents. The technician is also responsible for maintaining the overall cleanliness and visual appeal of the property. This position involves upholding the company\'s Mission Statement and complying with all relevant policies and procedures, thereby supporting an organizational culture that reflects corporate values.

What You’ll Bring

Minimum Experience/Training/Education:

• Ability to understand and follow oral and written instructions and perform effectively in a customer-focused maintenance setting.
• Competence in basic plumbing, touch-up painting, appliance repairs, fundamental electrical tasks, lock repairs, and carpentry.
• Basic mechanical aptitude and knowledge of building materials and tools.

Additional Desired Qualifications:

• High school diploma or equivalent.
• At least one year of experience in apartment maintenance or a related field.

Physical Requirements:

• Must be able to climb stairs to access resident apartments or maintenance offices and use ladders as required.
• Must be capable of walking the entire property, including steps and steep gangways on docks where applicable.
• Regular bending, kneeling, and stooping are necessary.
• Must be able to lift up to 60 pounds to handle materials and equipment safely.

Your Responsibilities

1. Complete maintenance requests for occupied units within 24 hours to ensure resident satisfaction.
2. Prepare units for the market within a 5-day period for standard turnovers and a 10-day period for upgraded units.
3. Perform groundskeeping and housekeeping duties, which should not exceed 75% of available work time.
4. Execute all tasks safely and efficiently in accordance with company safety standards and report any operational hazards.
5. Participate in safety meetings and carry out all duties in compliance with safety policies.
6. Engage in preventative maintenance programs and help maintain all mechanical systems on the property.
7. Assist in implementing emergency plans and support emergency operations.
8. Be available for weekend work and emergency maintenance calls.
9. Perform other related duties as assigned.

Computer, computer printer, telephone, fax machine, photocopier, golf cart, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools such as a hammer and screwdriver.
