Position Summary

The Onsite Manager oversees the daily functions, tenant interactions, and regulatory adherence for an affordable housing community. This position guarantees the property runs smoothly, fulfills all legal obligations, and maintains a secure and hospitable living atmosphere for all occupants. The Onsite Manager acts as the main liaison for residents, service providers, and property owners.

Primary Duties

  • Supervise routine property activities, including rental payment processing, maintenance scheduling, and policy administration.
  • Keep precise tenant documentation and ensure adherence to affordable housing rules at the local, state, and national levels (covering programs such as HUD, LIHTC, and others).
  • Administer the procedures for resident move-ins, move-outs, and apartment assessments.
  • Address resident questions, concerns, and urgent issues in a timely manner.
  • Work alongside maintenance staff to guarantee the prompt resolution of repair requests and the general upkeep of the property.
  • Apply lease terms and community guidelines uniformly and justly.
  • Compile regular monthly reports on management and occupancy for the property owner or management firm.
  • Cultivate positive connections with residents, area organizations, and compliance auditors.
  • Support the tracking of the operational budget and efforts to manage expenses.

Requirements

  • A minimum of two years in property or housing management; background in affordable housing programs is advantageous.
  • Understanding of Fair Housing regulations, HUD, and LIHTC compliance standards.
  • Excellent organizational and interpersonal abilities.
  • Experience with property management platforms (e.g., AppFolio, Yardi, or comparable systems).
  • Capacity to manage sensitive data with discretion and uphold professional limits.
  • Must live on the premises or be able to address after-hour emergencies.

Employment Details

This is a full-time, on-location role based at an affordable housing community. Occasional availability during evenings or weekends may be necessary to handle emergencies or attend community functions.
